Residential unit sales reached 90 last month, a decrease from the 137 units sold in December and a 35.3% decline compared to January 2025. There were 359 new listings recorded, representing a 9.8% year-over-year decrease, though this remains an increase over December’s 165 new listings. Overall inventory remained steady at 951 active listings, a slight 0.2% decrease from last year.
It appears the Kamloops and area real estate market started 2026 at a slower pace, with sales down year over year. Demand is still steady, with buyers having a decent selection of options, making for a more cautious approach.
Regarding benchmark prices:
– Single-Family Home Price: Increased 5.1% year-over-year to $660,300. But volume dropped 25.4%
– Townhome Price: Decreased 1.6% year-over-year to $486,400, and volume fell 35%.
– Condominium Prices: Increased 8.3% year-over-year to $386,000, and volume fell 25%.
The time it takes to sell a home on the market, otherwise known as DOM, also increased across all market segments, averaging 95 days.
