In August 2025, new residential listings across the Association region totalled 2,511, marking a 4.2% decrease compared to August 2024. Active listings also saw a slight decline, down 0.3% year-over-year, with 10,163 properties available across the region.
For the second consecutive month, the North Okanagan led the Association region in the highest year-over-year growth in active listings, posting a 4.5% increase compared to August 2024.

Within the Kamloops and District region:
- A total of 220 residential unit sales were recorded in August, down from 259 in July, but representing a 7.8% increase over August 2024.
- 425 new listings were added to the market, a 2.7% decline year-over-year and down from 511 in July.
- Active listings in the region stood at 1,484, reflecting a 2.2% increase compared to August 2024.
Benchmark Prices (which represent a home of typical attributes and provide a more accurate gauge of value than average or median prices) for August 2025 in the Kamloops and District region were:
- Single-family homes: $670,300 (+0.9% year-over-year)
- Condominiums: $378,700 (+0.5% year-over-year)
- Townhomes: $523,500 (–1.0% year-over-year)
