Real estate activity across the Interior remained stable and consistent with seasonal expectations. The region recorded 1,456 residential sales in May, a slight 1.4% decrease year-over-year but an increase from April’s 1,319 sales. New listings were down 13.3% compared to May 2025, with 3,102 recorded. Total active inventory also decreased by 6.8%, with 9,486 listings currently on the market. Notably, the Kootenay and Boundary region was the only area to see an increase in active listings, up 2.4% from last year.
Within the Kamloops and District region, the market showed growth in sales despite tightening inventory:
– Sales: 250 units sold, up 7.3% year-over-year and up from 217 in April.
– New Listings: 525 recorded, down 13.4% from May 2025.
– Active Listings: Total inventory decreased by 3.5% to 1,380 listings.
Benchmark Prices (Kamloops & District)
– Single-Family Homes: $671,600 (down 0.4% year-over-year)
– Townhomes: $508,100 (down 3.1% year-over-year)
– Condominiums: $378,900 (up 0.6% year-over-year)
Kamloops Benchmark Sales Price for Single Family Homes:
January 2026 – $660,300.00
February 2026 – $661,000.00
March 2026 – $675,000.00
April 2026 – $664,400.00
The relatively flat benchmark sales price for single-family homes between 2025 and 2026 shows that the market has pulled back from the highs of 2021/22 and is much more balanced, favoring buyers over sellers.
We are still seeing some listings going into multiple offers, but only for the right house at the right price. If sellers get aggressive on their price, we are seeing listings sit for a prolonged period until the seller adjusts the price to align with what buyers feel it should be.
