Valleyview-Rosehill
Valleyview is a hidden gem of Kamloops. You don’t even have to leave the city! Valleyview is located 5 minutes east of downtown and stretches from Tanger Drive in the east all the way north to meet the Thompson River, making it one of Kamloops’s largest neighbourhoods and also an area with development still happening today. The Rosehill neighbourhood sits above Valleyview and Rosehill Park. While it is a more secluded neighbourhood, it is easily accessed with a five minute drive down Roshill Road to reach Valleyview.
Valleyview/Rosehill Real Estate
The Valleyview neighbourhood has homes for every lifestyle. For those who love the water, there are a number of great residences with waterfront access and beautiful views along the Thompson River. There are also many different types of Valleyview real estate available including lots, mobiles, townhouses duplexes bare land strata developments and single-family homes. One area that often piques buyers’ interest is Valleyview’s proximity to the river where you can find amazing houses bordering it or located on one side of it. These streets are popular for waterfront homes in Valleyview: Thompson Drive, Marsh Road, Paul Road, Chapman Place, Peter Road, Martin Rd, Duck Rd and Skelly Rd.
The neighbourhood of Rosehill is perched on the hillside above Valleyview, and it’s not hard to see why they named this exclusive mountain community “Rose Hill.” With views for miles in every direction, you’re sure to find something breathtaking from any vantage point – with estates nestled among rolling hillsides or sprawling homes tucked away by deep forests. All roads lead here!
The neighbourhood of Orchards Walk is just off the #1 Highway in Valleyview and was formerly an active orchard. The Braeburn development has single-family homes that are multi-level heritage style residences, while Courtland Park is a townhouse project situated against the sagebrush hills within Orchards Walk. At this time there’s been considerable progress on both developments with units now complete at many locations for sale as well as additional lots proposed for detached new construction houses not too far from where they’re currently building up their previously established projects – one being a mixed-use development adding more housing options to those looking to make these neighbourhoods home.
Valleyview/Rosehill Shopping Information
There are currently no grocery stores or retail services in Sun Rivers. There is a restaurant at the Clubhouse called Bighorn Bar & Grill. There is shopping nearby in Valleyview and the big box stores in Sahali and Aberdeen are just a quick 5-minute drive up the highway. In Valleyview, there is Save-On-Foods, Shoppers Drug Mart, restaurants such as Amsterdam are all within walking distance from one another so you never have far to go when getting your groceries or grabbing coffee on the way out. Valleyview has both a Tim Horton’s and Starbucks, so depending on your taste in coffee, you have choices. There are banks and insurance businesses as well as Peavey Mart and Princess Auto for more shopping options.
Valleyview/Rosehill Schools
The Valleyview area has two main schools, Marion Schilling Elementary and Valleyview Secondary. The residents of Juniper will also attend Valleyview Secondary.
With many changes occurring in Kamloops, Ralph Bell Elementary is reopening in 2021 and this has resulted in catchment changes for Kamloops. The new Ralph Bell Elementary catchment includes Juniper West, west of Galore Drive, including future development areas in Juniper West, the Trail Side development in Juniper West, and the area west of Vicars Road, Rose Hill, and Sun Rivers.
