Kamloops Real Estate Market Stats: September 2021

September 2021 KADREA stats are in. This past September saw a 14.2% reduction in homes sold compared to September of 2020. This is not unexpected as September 2020 was the result of pent up demand from Covid-19 and saw some of the highest sales numbers we have ever seen.

It's actually a good thing to see things a little slower than they were a year ago as this means things are not quite as frantic. That being said, the average sales price was up 11% over the same time last year. With such a limited supply of active listings, we are still having numerous bidding wars which in turn is driving up the average price.

The Kamloops and District Real Estate Association (KADREA) reports that a total of 280 residential unit sales were recorded in August 2021. This is 21.3 per cent below the numbers that were recorded in August 2020, which was 365. The average MLS® residential price in the area was $574,425, up by approx. 26.1% from $455,262 recorded in the same month last year.

Total sales dollar volume in August stood at $160 million, a 0.7 per cent fall from 2020, which was $160.8 million. There were 378 new listings recorded by the Kamloops MLS® last month and there were 875 active listings in the Kamloops & district region, as of September 03, 2021. The active listings for Kamloops are at an all-time low for volume.

Kamloops Real Estate Stats: June 2021 vs. June 2020


The Kamloops real estate market continued to simmer down in summer as unit sales show only a 10% rise compared to June of 2020. The Kamloops market typically sees a slow down in the summer months so this was predicted. We did anticipate an uptick in sales once the government opened up travel restrictions again so we may see a bump up in sales for the month of July as those deals move towards completion. I temper that comment with the fact that we have had some major forest fire activity in the Kamloops area so this may keep some buyer's at bay as well until those get under control.

This is 189.5 per cent above the numbers that were recorded in May 2020. The average MLS® residential price in the area was $547,387, up by approx. 18 per cent from $463,803 recorded in the same month, last year. April was another banner year for single family house sales in the Kamloops and area real estate market.

The total number of single family units sold was 217 which represents 280.7% increase over the same month last year. The average sales price was $656,238.00 which represents a 26.7% increase of the same month last year and was 26.1% higher year to date. The number of new listings which I look at to determine if we have more available inventory over last year was 319 new listings.

That was 125 more than we had in April of 2020. Year to date in 2021 we are 607 listings more than we were the same time last year. That is a good sign as the more listings we have hopefully the less competition we have on each listing and prices will start to normalize.…

Total sales dollar volume in March stood at $203.1 million, a 164 per cent rise over 2020, which was $76.9 million. There were 283 residential unit sales recorded by the Kamloops & District Multiple Listing Service® (MLS®) in February 2021. This is 37.4 per cent above the numbers that were recorded in February 2020. The average MLS® residential price in the area was $515,293, up by approx. 20 per cent from $428,824 recorded in the same month, last year.

We are up 6.3% in listings from last February, but overall, we are still down 40% in total number of listings from this time last year. The gap in the number of listings to the number of sales has to increase dramatically to see any significant change.

January 2021 was another record month for the Kamloops Real Estate Market growing for 7 months in a row now. Total Single Family Units sold was up 65.5% from January of 2020. Average price was up 18.6% from last year and listing volume was up slightly over last year. Kamloops Real Estate Statistics

The Kamloops And District Real Estate Association (KADREA) reports that a total of 262 residential unit sales were recorded by the Kamloops & District Multiple Listing Service® (MLS®) in November 2020. This is nearly 40% above the numbers that were recorded in November 2019. The average MLS® residential price in the area was $486,376, a rise of 10.7% per cent from $439,304 recorded the previous year. Total sales dollar volume in November stood at $127.4 million, a 54.3 per cent rise over 2019, which was $82.5 million. There were 264 new listings recorded by the MLS® last month.

Another solid real estate month in the Kamloops market. Of note, the average Single Family sales price is up another 5.9%. However, both total sales and total listings YTD are down from last year which is driving price up.
