January 20th, 2022 will be a day I remember for a while as it pertains to real estate deals. That was the day I sold the most expensive lot in the history of the Tobiano Resort Development at 315 Holloway Dr. for $620,000.00.

The lot itself is one of the best, if not the best building lot in the entire Tobiano development as it is 0.41acre in size and sits on top of a bluff overlooking Kamloops Lake and is adjacent to the 15th green of the Tobiano Golf Course. What makes this lot so unique and rare is that we only have 18 of these lake view bluff lots and only one that borders the golf course.

The Tobiano Resort Development was originally opened up to the public back in the fall of 2006 with the release of a…

Prime property prices of Aspen stand at around US$33,300 per square meter while Vail ski resorts stand at US$28,200.," comments Kimo Quance from The Kimo Quance Group.

3 Costly Mistakes that Sellers Make

When selling your home you will need to be aware of at least three common mistakes that sellers make when listing their home for sale. If you are selling, or know someone who is selling, it is important to keep these costly mistakes in mind.

Selling Your Home Mistake #1

The majority of sellers overvalue their own property.

What to Do Instead

Listen to the professionals, have an open, honest conversation and look at the statistics. A competent realtor should be able to provide a detailed market evaluation and provide backup to support the valuation. Find out how many homes of similar size, age and situation have sold within the last 1-3 months. This will give you a more realistic idea of where your…

Kamloops Real Estate Market Stats: October 2021

The KADREA market stats for the month of October show another strong month in the single-family and multi-family sales markets but we did see a substantial reduction in single-family units sold. For the month of October, there were 189 single-family homes sold, down 16% from the same month last year.

For the same time period, we had an increase in listings so this shows that there is some pressure on sales the higher the asking price climbs. The average sales price for October was$619,265.00 which is a whopping 33% increase from the same month last year.

High consumer demand continues to drive sales but it's the supply that's holding the entire market back. This is leading…

Kamloops Real Estate Market Stats: September 2021

September 2021 KADREA stats are in. This past September saw a 14.2% reduction in homes sold compared to September of 2020. This is not unexpected as September 2020 was the result of pent up demand from Covid-19 and saw some of the highest sales numbers we have ever seen.

It's actually a good thing to see things a little slower than they were a year ago as this means things are not quite as frantic. That being said, the average sales price was up 11% over the same time last year. With such a limited supply of active listings, we are still having numerous bidding wars which in turn is driving up the average price.

Most of the buyers in this market are from out of town, likely…
