April was another banner year for single family house sales in the Kamloops and area real estate market.

The total number of single family units sold was 217 which represents 280.7% increase over the same month last year. The average sales price was $656,238.00 which represents a 26.7% increase of the same month last year and was 26.1% higher year to date. The number of new listings which I look at to determine if we have more available inventory over last year was 319 new listings.

That was 125 more than we had in April of 2020. Year to date in 2021 we are 607 listings more than we were the same time last year. That is a good sign as the more listings we have hopefully the less competition we have on each listing and prices will start to normalize.…
