Kamloops Real Estate Statistics: April 2025 Vs April 2024

Within the Kamloops and District region, 215 residential unit sales were recorded last month, up from the 185 recorded in March, yet down 4% compared to April 2024’s unit sales. There were 528 new listings recorded last month in the Kamloops and District region, which was a decrease of 2% compared to April 2024, yet up from March’s 476 new listings. Overall inventory, or active listings, saw an increase of 3.8% in year-over-year comparison, coming in at 1,283 listings.
 
 
 
The benchmark price, a better representation of value compared to the average or median price as it represents a dwelling of “typical attributes,” saw percentage increases of 2.1% and 1.8% in the single-family and condominium housing categories compared to April 2024, coming in at $670,900 and $378,700 respectively. The benchmark price for townhomes decreased by 4.3% in a year-over-year comparison, reaching $516,600. Sales amongst the higher-end real estate are much slower in the Kamloops area, with only seven homes selling for north of $ 1.2 million. The vast majority of sales fall within the $600K-$750K range. 
 
2025 1st Quarter – Residential market activity in Kamloops showed only modest gains in early 2025, following a sluggish 2024. Early buyer interest suggested a stronger start, but this did not translate into a notable surge in sales activity. Instead, market performance during the first quarter mirrored the subdued levels seen in the prior year. Inventory levels have risen year over year, giving purchasers more options and potential negotiating power. The benchmark price for the region stood at $589,000.00, representing a modest .5% increase over the past 12 months, but still sits at 5.6% below levels seen three years ago.
